We ended the year of 2010 with 1193 units of Real Estate in Ascension Parish sold in 2010. In 2009, we ended the year with 1209 units. We ended the year down by only 1%. I think that is fantastic! 2010 was a very hard year for the real estate industry. We started the year out on a positive note with help from the first time homebuyer credit. Take a look at the chart above…can you tell when the first time homebuyer credit expired? You guessed it! June 30, 2010 all eligible properties had to be closed in order for the homeowners to take advantage of the credit. I have said this before, we were working in a medicated market. After a few months of tribulation, we started to level back out. I believe that 2011 will also have its bumps but predict that we will see an upswing.
Buyers will be in the driver’s seat for a while longer. Sellers, make your house sparkle and shine, be accommodating to showing times and price your house to sell. With almost eight months of inventory for buyers to view, you have some stiff competition. We ended the year with sellers getting 97.88% of their asking price. Plan to do some negotiating.
