Monthly Sales were 101 units. Comparison to last month: Increased 28% from 73 units. Comparison to this month last year: Decreased 31% from 132 Units.
Average Sold Price was $204,055. Comparison to last month: Increased 6% from $191,494. Comparison to this month last year: Decreased 1% from $205,917.
Current Inventory is 6.68 months. Comparison to last month: Decreased from 9.09 months. Comparison to this month last year: Increased from 5.04 months.
Average Days on Market were 86. Comparison to last month: Decreased from 102 days. Comparison to this month last year: Increased from 90 days.
So what do all these numbers mean?
The increase in monthly sales is a good sign! We are definitely moving in the right direction. Not only did Ascension Parish have an increase in volume, there was also an increase in sales price. Comparing this year’s numbers to last year is a positive result as well. Remember, last year there was a first time/long term homebuyer’s credit being offered; that sparked a lot of activity that may have not happened otherwise.
The market is still catered towards the buyers so if you are selling, be sure to have your home in great condition. Sellers are receiving 97.32% of their list price in Ascension Parish as of March 2011.
