Some homebuyers have asked if a National Brokerage has more homes to show them than a smaller Boutique Brokerage. Its human nature with the whole bigger is better concept to think this. The short answer to this question is NO. You see, as a brokerage that is a member of our local Multiple Listing Service (MLS) we all have access to the same information.
Multiple Listing Service
When a listing becomes available on the market, the listing agent enters it into our MLS. This system can best be described as our REALTOR database. Every agent of our local Board of Realtors has access to this. They can perform searches for you based on your specific criteria and send those results straight to your inbox for your review. You can also receive real-time updates to ensure that you don’t miss “the one” when it becomes available.
Internet Data Exchange
Brokerages big and small have what is called IDX (Internet Data Exchange) on their websites, and some agents even have it on their personal websites. This technology pulls directly from our MLS so that you can see everything on the agent’s website just as the agent sees in their MLS. This way you can perform your own searches, you know, like when you can’t sleep at 2 am!
Hire A Buyer’s Agent
If you are looking for an agent to help you purchase a home (a buyer’s agent), there aren’t any differences based on the size of the brokerage; we all have access to the same information. The difference is in the agent. Take some time to sit down with a couple of agents and ask them how they run their business. Are you a shift worker and need some particular time accommodations? What about kids, will you need to work around nap schedules or school activities? Read More about hiring a buyer’s agent.
We provide 5-star service at Town and Parish Realty, your goals are important to us. Our agents pride themselves in how they take care of their buyer clients. They are happy to show you everything on the market that meets your criteria and will make sure you don’t miss one single house so you can make an informed decision.
