<p><strong>Average Days on Market </strong>were 98. Comparison to last month:  Increased from 80 days.  Comparison to this month last year: Held close compared to 96 days.</p>
<p>So what do all these numbers mean?</p>
<p>Increase in Monthly Sales and Average Sales Price for December is wonderful news! This holiday season was definitely a little more active than most. We are still seeing activity in January. With the news reporting that things are looking up it seems that consumer confidence is also on the rise. All in all, 2011 was a descent year for real estate in Ascension Parish. Without the help of the First Time Homebuyer tax credit that we had in 2010 there were 48 more homes sold in 2011. I predict 2012 will be even better!</p>
<p>In 2012 there will also be a difference in how I report the Market Stats. Instead of grouping Ascension Parish as a whole, I will be separating out by zip codes to show what Prairieville, Gonzales, St. Amant &amp; Dutctown are doing. I hope this will help homeowners and perspective buyers to understand their specific markets a little better.</p>

<p><strong>So what do all these numbers mean?</strong><br />
The Holidays are upon us! Historically, the real estate market slows down during the holidays. That doesn’t mean that it stops. There is still plenty of activity due to transferees moving in and out with our Chemical Companies and other Industrial entities in the area, as well as local transitions within our area. The hottest price range still hovers around the $150,000 &#8211; $199,999 area. <p>So what do all these numbers mean?</p>
<p>Love to see the activity we have in our market! With unit sales on the rise and inventory decreasing, buyers and sellers may be on the same page. Sellers are pricing their homes to sell and buyers are making wise investment choices. The historic interest rates are fueling this activity and I believe the buyers taking advantage of this will be happy with their decisions in the years to come. The hottest price range still hovers around the $150,000 &#8211; $199,999 area. <p><strong>Average Days on Market </strong>were 76. Comparison to last month:  Decreased from 104 days.  Comparison to this month last year: Decreased from 113 days.</p>
<p>So what do all these numbers mean?                                  </p>
<p>Things are looking well in Ascension! Average sales prices are still on the rise! I am very excited to see this activity in our market. I predict that we will see a slight slowdown in August due to school starting but with interest rates as low as they are buyer’s should move quickly to take advantage of the savings.</p>

<p><strong>Average Days on Market </strong>were 105. Comparison to last month:  Increased slightly from 100 days.  Comparison to this month last year: Increased from 61 days.</p>
<p><strong>So what do all these numbers mean?</strong></p>
<p>Things are looking well in Ascension! With units and sales prices on the rise and inventory reducing, things can’t look much better! I am very excited to see this activity in our market. Sellers are getting 97.41% of their asking price so there is a little room to negotiate!</p>

<p><strong>Average Days on Market </strong>were 100. Comparison to last month:  Decreased from 105 days.  Comparison to this month last year: Increased from 73 days.</p>
<p>So what do all these numbers mean?                                  </p>
<p>It was great to see the units sold climb the way they did!  As for average sales price 49 of the homes sold were homes in the DSLD developments. These developments are known for their lower price per square foot. Lower inventory is a great sign for our recovery as well. I would like to see this number go even lower. As for Average Days on Market I am happy to see that homes are continuing to move. Remember, if you are comparing May 2011 to May 2010 the numbers will be skewed. In May 2011 the buyers were still running to close to be able to claim their tax credits.</p>
<p>The market is still catered towards the buyers so if you are selling, be sure to have your home in great condition. Sellers are receiving 98.15% of their list price in Ascension Parish as of May 2011.</p>

<p><strong>Current Inventory</strong> is 7.95 months.  Comparison to last month:  Increased from 6.73 months.  Comparison to this month last year: Increased from 5.33 months.</p>
<p><strong>Average Days on Market </strong>were 108. Comparison to last month:  Increased from 87 days.  Comparison to this month last year: Increased from 80 days.</p>
<p>So what do all these numbers mean?                                  </p>
<p>We had some softening in the market last month. A decrease in sales of 20% is a little hard to swallow. The good news is that the average sales price is holding steady. Many homes have become available and that has saturated our market. If you are a buyer, you sure do have a lot to choose from!</p>
<p>The market is still catered towards the buyers so if you are selling, be sure to have your home in great condition. Sellers are receiving 98.03% of their list price in Ascension Parish as of April 2011.</p>
