Average Sold Price was $217,399.  Comparison to last month:  Increased 13% from $191,636.  Comparison to this month last year: Increased 2% from $212,806.

Current Inventory is 6.18 months.  Comparison to last month:  Decreased from 7.1 months.  Comparison to this month last year: Decreased from 8.91 months.

Average Days on Market were 98. Comparison to last month:  Increased from 80 days.  Comparison to this month last year: Held close compared to 96 days.

So what do all these numbers mean?

Increase in Monthly Sales and Average Sales Price for December is wonderful news! This holiday season was definitely a little more active than most. We are still seeing activity in January. With the news reporting that things are looking up it seems that consumer confidence is also on the rise. All in all, 2011 was a descent year for real estate in Ascension Parish. Without the help of the First Time Homebuyer tax credit that we had in 2010 there were 48 more homes sold in 2011. I predict 2012 will be even better!

In 2012 there will also be a difference in how I report the Market Stats. Instead of grouping Ascension Parish as a whole, I will be separating out by zip codes to show what Prairieville, Gonzales, St. Amant & Dutctown are doing. I hope this will help homeowners and perspective buyers to understand their specific markets a little better.

The Holidays are upon us! Historically, the real estate market slows down during the holidays. That doesn’t mean that it stops. There is still plenty of activity due to transferees moving in and out with our Chemical Companies and other Industrial entities in the area, as well as local transitions within our area. Things are looking well in Ascension! Average sales prices are still on the rise! I am very excited to see this activity in our market. I predict that we will see a slight slowdown in August due to school starting but with interest rates as low as they are buyer’s should move quickly to take advantage of the savings.

Average Sold Price was $200,276.  Comparison to last month:  Increased 5% from $189,704.  Comparison to this month last year: Increased 3% from $194,315.

Things are looking well in Ascension! With units and sales prices on the rise and inventory reducing, things can’t look much better! I am very excited to see this activity in our market. Sellers are getting 97.41% of their asking price so there is a little room to negotiate!
